LONDON PROPERTY · WATER HYGIENE
Practical answers for landlords, property managers and commercial property enquiries in London. The correct scope depends on the building, water system and how the property is used.
A Legionella risk assessment reviews a water system to identify conditions that may support Legionella growth or create a route of exposure, and considers whether suitable controls are in place.
No. Risk assessment and water sampling are different activities. Testing is not automatically required for every property and should be considered in the context of the system and identified risks.
HSE guidance states that the person carrying out the assessment must be competent to do so. For simple systems this may be possible without an external contractor, while more complex systems may require specialist help.
Provide the property postcode, building type and use, number of properties where relevant, approximate number of water outlets, details of any storage tanks or shared systems, and your preferred timescale.
There is no universal fixed interval for every property. A review should be considered when there is reason to believe the assessment is no longer valid, including significant changes to the water system, building use or relevant risk factors.
The report should record the scope, findings and practical actions appropriate to the risks identified. Any sampling, remedial work or ongoing monitoring should be clearly distinguished from the assessment itself.
